A Snapshot of Oregon Housing Related Exempt Organization Finances: $887M in Assets, $382M in Income Are Less than 1% of the Statewide Exempt Organizations Total.

Using the IRS Business Master File of Exempt Organizations for Oregon (HERE) I created a snapshot of IRS asset and income data for 38 Oregon housing related exempt organizations pasted below. 

This is NOT the entire universe of housing related exempt organizations in Oregon. So for example, the single asset exempt owners of individual affordable housing projects are not included in these counts. If all housing related exempt organization were listed I expect the count would exceed 300 organizations.

Also the asset and income data shown is a small subset of all of the tax filing data available for exempt organizations. 

But with these caveats this is a good start and observation #3 below helps to put the scope of these housing exempt organizations in the context of ALL Oregon tax exempt organizations. 

Some observations: 

  1. The total assets of these 38 organizations is $887M, and the total income is $382M.
  2. Not shown on the chart, I calculate the median asset value for these organizations at $12.3M and the median income as $4.1M.
  3. The value of total assets for ALL 23,974 exempt organizations in Oregon was more than $110 Billion, with total income reported of more than $89 Billion
  4. So, these 38 housing related organization represent less than 1% of all the assets and income reported by Oregon exempt organizations. 
  5. There are two housing AND health care related exempt organizations (Central City Concern and Cascade Behavioral Health Care ) that I included that reported more than $171M in assets, and $160M in income. If these assets and income are subtracted the assets remaining for the other 36 housing related exempt organizations drops by 19% (to $715M), and the income drops by 42% (to $222M).
