One of the problems with delinquency and foreclosure data is the inability of users to make selections to compare recent foreclosure and delinquency data with earlier time periods, and to make comparisons between different kinds of loans.
New Excel Foreclosure Data Workbook Provides New Ability to EASILY Compare Between Time Periods and Loan Types
To help solve this problem, I have constructed a new MS Excel workbook/tool that allows users to compare key loan foreclosure and delinquency data:
1. For different quarters of the same loan type (either subprime, prime, or all loans).
2, For the same quarter amongst the three different loan types. (subprime, prime and all loans)
Did I say it was easy to use? All the user has to do is use pull downs to make two selections in each of the three columns: 1. The quarter and year and 2. The type of loan for comparison (prime loans, subprime loans, and all loans).
Once those selection are made, Excel uses formulas to find and calculate more than 110 data entries to complete the worksheet. The data results are presented in the same worksheet where the selections are made.
Data for subprime and prime loan categores are available back to 1998; data for the all loans category goes back to 1979--29 years ago. [Note that survey coverage of the total universe of loans has likely changed during these time periods].
The default when the Excel workbook is first opened shows a comparison of subprime loans from the 3rd quarter of 2008, with the same quarter for 2007, and then to the 3rd quarter of 1998--10 years ago.
Excel Workbook Also Includes Four Ready Made Graphs in A Separate Graphs Worksheet
Once you have selected the loan types and quarters to compare in the selection worksheet, 4 graphs are produced in a separate worksheet illustrating the data for the quarterly time periods and loan types you selected.

The Excel workbook includes an important READ ME worksheet with more explanations about how far back data is available for different loan types, worksheet protections, how comments will appear, and other important background.
Version Number and Dates--How to Make Sure You have Current Version
The current version of the Workbook is BETA, Dated December 8,2008. This is shown at the bottom left of the Selection worksheet. Future updates will have different version numbers and dates.
