Updated and Expanded 2018 Missing Middle and SF Detached Housing Production in 44 Oregon Cities.

A proposed -10 amendment to House Bill 2001 would include single-family attached units (townhouses) as one of the housing types that would be permissible in single-family zones. A possible work session on HB 2001 is scheduled for Wednesday April 3rd. 

I took the opportunity to revise and expand the production count for 2018 to 44 cities with population greater than 10,000 and to add single-family attached units as part of the missing middle unit count. (Klamath Falls has yet to report production counts, so they are not included in this data). 

With these revisions 14,551 total units were produced including 6,521 single-family units and 8,057 multi family units.(The format of the Excel input form included as "Single Family" SF detached, SF attached, ADU's, manufactured homes, and duplexes).

The total for missing middle housing [SF attached, duplexes, triplexes, and four plexes] was 1,153 units or 8% of the total units produced in 2018. In the 43 cities OUTSIDE of Portland, missing middle production was slightly higher with 10% of all units produced. 

Among cities that produced at least 100 housing units Wilsonville (232 units) had 93 missing middle units produced (ALL SF attached units) or 40% of their total production

SF Detached: Outside Portland 57% of All Units Produced Were SF Detached. 
In all 44 cities, SF detached units were 40% of total production, but that number includes the City of Portland where SF detached units were only 18% of total production.  

Subtracting the City of Portland, 57% of all units produced in the other 43 cities in 2018 were SF detached units. 

In 29 of these remaining 43 cities (64%) SF detached units represented more than 50% of production. 

Among cities with more than 100 units produced in 2018, Bend, Eugene, Grants Pass, Gresham, Happy Valley, McMinnville, Medford, Springfield, Tigard, and Wilsonville ALL reported more than 50% of the housing units produced were SF detached.
