House Passed Stimulus Bill Housing Provisions.

Quick look at housing provisions:

  1. Fannie Freddie will use FHA metro area definitions for median price determinations.
  2. Fannie/Freddie loans made from July 08-Dec 09 can be 125% to 175% of median sales price for the area. (in no case lower than the existing 08 limits however).
  3. Loans made by Fannie Freddie at higher levels will not count against them in determining their affordable housing goal performance.
  4. FHA loans can be up to 125% of median sales prices, presumably for same July 08-Dec 09 period.
  5. HUD to publish median sales prices within 30 days of bill signing into law.
I did NOT see previously discussed $500 M for housing counseling in the House passed bill.
Seems clear that Senate will tinker with these housing provisions, perhaps adding in some counseling dollars.
